Holding Deposit
To secure a property you will need to put down a holding deposit equal to one weeks' rent for the property. We will then take the property off the market. Your holding deposit is offset against your initial payment of rent.
References
We require references for all tenants taking up accommodation with us. These normally take the form of a previous landlord reference, an employer's reference and 3 months of bank statements. Photographic identification is also required.
Students
Instead of an employment reference, we require a guarantor agreement from a UK resident and letters from your university / college confirming you are enrolled on a course with them.
On completion of satisfactory references, you will then need to sign a tenancy agreement.
Tenancy Agreements
All tenants at the property will need to sign a tenancy agreement for 1 year.
On the first day of the contract, you will be given keys to the property and will be available to take possession of the property after midday.
Deposits and Rent
We require a security deposit equal to five weeks' rent, plus the first calendar month's rent in advance where the total annual rent is less than £50,000, or deposit equal to six weeks' rent, plus the first calendar month's rent in advance where the total annual rent is £50,000 or above..
The security deposit is held in case of any damage to the property. On completion of the move-out inspection post tenancy, the security deposit will be refunded less any applicable deductions. The deposit is normally refunded within 7 days of the end of the tenancy.
Security deposits are protected under the mydeposits protection scheme for the length of the 12 month tenancy. Upon protection of the deposit, a Deposit Protection Certificate will be issued.
LAC Property Limited is not a member of a client money protection scheme.
Other Fees
Contract variation, novation, amendment or change of occupant at the tenant's request within an existing tenancy- £50
Replacement of lost keys will be charged for.
Payment Methods
Your first payment should be bank transfer, thereafter rent is payable monthly in advance by standing order on the first day of each month. At the beginning and end of the tenancy, a part month payment may be necessary.
Utilities and Other Bills
All utilities are the responsibility of the tenant, and not the landlord.
